Professional Vacation Home Property Services
For the owner who does not rent and has no need for full property management services, Florida Deluxe offers the following comprehensive caretaking services:
  • Setting and monitoring of air conditioning temperature whilst property is empty. Thermostat temperature will be set to 84°F unless owner requires otherwise.
  • Switching off the water heater.
  • Switching off the refrigerator and freezer, leaving doors open to stop stale air forming.
  • Weekly flushing of all toilets.
  • Weekly visual check of all toilet flappers for signs of leakage.
  • Checking that toilet cisterns refill after flushing.
  • Checking and replacing the air conditioner filter at the intervals specified by the equipment manufacturer.
  • Checking the operation of all lights, changing bulbs as required.
  • Changing of smoke alarm batteries, as required.
  • Putting out of all trash containers ready for trash day and returning containers promptly to the property afterwards, when required.
  • Ensuring any pool safety fence is correctly in place.
  • Regular clearance of the property’s mail box.
  • Visual checks of the property's exterior, for signs of loose shutters, etc.
  • Acting as the first point of contact for your alarm monitoring company.
  • An email to confirm what we did, when we did it, and what we found during our inspections, with photographs attached if needed to clarify anything of concern.
Naturally, we expect you to visit your Florida property from time to time, so we also perform the following pre-owner visit services, when advised of your visit dates:
  • Turning-on of pool heat, if directed by the owner.
  • Reducing air conditioning setting to 76°F or temperature directed by the owner.
  • Resetting refrigerator and freezer temperatures, in readiness for owners' food storage.
  • Switching on the water heater, in readiness for owners' hot water requirements.
  • Checking hot water is flowing correctly through all hot taps/faucets. Water will be run until any sulphur smell is dispersed.
  • Checking operation of remote controls, replacing batteries, as necessary.
The fee for this service is $100 per calendar month, and includes replacement of normal bulbs; air-conditioner filters; and 12V, AA, and AAA batteries. Please note though that specific pattern batteries for intruder alarms, electronic door locks, pool door alarms, and other such specialized electronic equipment are not included. Similarly, specialized bulbs, such as halogen high intensity bulbs used in outside security lights are excluded.

Please note: If additional visits to the property are required outside of the weekly ones, a charge may be levied at $15 for each hour or part thereof. However, if these additional calls or other supplementary visits can be dove-tailed with the routine visits, and depending on the nature and duration, we will most likely waive the additional fee.
